I have lived here.TERRIBLE Expereince!!

Lost my security deposit fee. Lots of bad experience. Very bad management - does not care about tenants. Head office operations manager Adelina Andreita never answers phone.

Very poor customer service. The property managers have no knowledge of the tenancy act. They even lost my lease and parking agreement. What a mess!

If you are looking for a place that would treat you like garbage, then welcome to somerset.

WARNING

Beware of the practices of CAPRIET, a property management company which operates several rental properties in Halifax and across Canada. This company has nothing but contempt for the Nova Scotia Residential Tenancy Act and will flagrantly deduct whatever they like from your security deposit while quoting the Act whenever it suites their purpose.

When I was caught off guard with Nova Scotia's Tenancy Act which requires 3 months notice to terminate a lease, I was held to the act and had to find someone to "assign my lease to" in order to not be liable for another years worth of rent, which is 12 times the penalty of any other province.

When someone was found at the last minute, they took over my lease starting on Sept 1, 2016, and the documents I have state this clearly. The person taking over my lease paid an extra $75 for this privilege which is 3 times more than my lease states and that the landlord at the time crossed out. I have the receipt for this.

However, on Sept 1, 2016, CAPRIET attempted to take September's rent out of my account regardless of the fact someone else, the new tenant had already paid Septembers Rent. The funds were not in my account so CAPRIET decided to charge me $25 NSF fee for their mistake.

The Nova Scotia Tenancy Act states that if a landlord wishes to deduct anything from a tenants security deposit that they must ask permission, in writing, within 10 days of the termination of residency, which was Sept 1, 2016. If the tenant does not give permission, in writing, the landlord must make an "application to director" within 10 days of the end of tenancy. I was not asked for permission and no application was made. My contact information remained the same and I was easily reachable and they would have had to serve me a copy of the application.

Security deposits must be returned within 10 days of the end of tenancy. I finally received my security deposit 7 SEVEN MONTHS after leaving the property. They deducted the NSF fee, the service fee, a mystery $50 and I got $87 out of a $420 security deposit. The math doesn't add up. Regardless the Act states that ONLY cleaning and damage to the suite may be taken from a security deposit, and ONLY if the above conditions are met.

Do not risk your money dealing with a company like CAPRIET. The onsite manager had the gaul to say to my face "CAPREIT is a Professional company and abides by the Nova Scotia Tenancy Act in all matters", but she left out the part where they view the Act as only applying to tenants. I am pursuing legal action. I am posting the cheques stub so you will know this isn't BS.
